FLSA Status: Exempt

Hours: This position is full time

Supervises:Directly supervises the Senior Project Manager(s) and Project Manager(s) in the Housing Development department. Indirectly (and, if necessary, directly) supervises all housing development staff and consultant teams.

Position Description:

The Senior Project Manager (SPM) is a senior-level position in the organization’s Real Estate Development team. This individual oversees multiple projects and personnel; creates, organizes, and implements project plans; and seeks new development opportunities in tandem with the Director of Real Estate Development. The SPM must be organized, diligent, flexible, and highly motivated to bring new developments to fruition. They will have leadership responsibilities for all aspects of development, including project due diligence, outreach, entitlements/design, financing, construction, and lease up, among others, as well as personnel oversight, performance tracking, allocating tasks to staff, and team building in a revenue-generating department. All staff receive an end of year performance evaluation based on their qualitative and quantitative contributions and effectiveness in achieving the organization’s and Department’s goals that year. An individual’s position description may change each year.

Objectives and Responsibilities:

  • Assists the Director of Real Estate Development with:
    • Developing and effectuating the Department’s annual production goals and objectives;
    • Translating Departmental goals to PM/APM/intern-level annual goals and monthly metrics;
    • Reviewing and negotiating all contractual, financing, and lending documents;
    • Preparing written presentations to the Board of Directors and attending meetings with the Board of Directors as needed;
    • Evaluating Departmental structure, process, and tools and brainstorming methods of improvement.
  • Personnel Oversight:
    • Directly oversees Project Manager(s), Assistant Project Manager(s), and Housing Development intern(s);
    • Organizes and schedules tasks for multiple projects and assigns and coordinates work among project staff;
    • Monitors monthly performance metrics to ensure annual Department and employee goals are met.
  • Project Oversight:
    • Directs staff to work on all activities associated with development ranging from acquisition, design/permitting, zoning/entitlements, funding, construction, and lease up, among others, and oversees/trains/supplements all work associated with each activity as appropriate;
    • In close coordination with the Director, implementing appropriate tactics to ensure the entire pipeline of projects are moving while diversifying risk.
  • Innovation and Creativity:
    • Participate in developing new models for housing and commercial spaces that contribute to the organization’s mission;
    • Buttress the refinement of project management tools for more effective and efficient production.

  • 3-5 years of relevant experience required: substantial experience with housing development, from financing, developing designs, new site acquisitions, and all other activities;
  • Preferred, but not required: Intimate familiarity with low-income housing idiosyncrasies, including funding programs and funding applications, building design considerations, community outreach, among others;
  • Preferred, but not required: Strong industry network in the greater Los Angeles area;
  • Advanced proficiency with MS Office Suite, particularly MS Word, Excel, and Outlook, and with Adobe Acrobat;
  • Proof of ability to work in the United States.

Salary and Benefits

  • 90,000 – 110,000 annual salary, DOE
  • Medical, Dental, Vision, and Life Insurance per the company plan at no cost to you
  • 12 Days Sick time per year (prorated for partial years) per the Employee Handbook
  • The ability to accrue 10 days paid vacation per year, in accordance with the Employee Handbook
  • The ability to participate in the organization’s 403(b) retirement plan and receive an employer match of your contributions up to 4% of your annual salary
  • Paid holidays provided per the Employee Handbook.
